Nationwide property care
Your home, between visits
Holiday-home care in Greece for owners abroad
Holiday-home care in Greece starts with the months between your stays. If you live overseas, KeyCare can discuss scheduled property checks, authorised keyholding, photo reporting, maintenance coordination and arrival preparation around your home and agreed scope. Whether you call it a holiday home, vacation home or second home, the aim is a clear plan for your time away.

01
Build the plan around your absence
A property used for a few long stays has a different rhythm from one visited several weekends each year. Begin with your expected absence periods, the parts of the home that need attention and any known issues. A balcony, an occasionally used room or a previous leak can matter more than the total number of bedrooms.
Consider what would make the next three months easier to manage. You may want scheduled visual visits, a practical key arrangement, help coordinating an approved contractor or preparation before your arrival. Discuss those requirements together, then confirm which activities are available for your location and included in the proposed scope.
02
Decide what a useful visit should answer
A visit should have an understandable purpose. Identify accessible rooms and exterior areas, the observations to record and any tasks that require specific instructions. Make previously reported concerns easy to find, without asking a general visual visit to stand in for specialist diagnosis.
Useful questions include whether a new visible issue has appeared, whether an agreed appointment took place and whether an earlier observation still needs your attention. A visit records conditions at that time; it cannot establish what happens throughout the days between visits. Choose the schedule with that limitation in mind.
- List the areas that may be accessed and any areas excluded.
- Agree which photographs would help you understand an observation.
- Separate routine updates from matters needing your decision.
03
Keep decisions manageable across time zones
Distance becomes more difficult when every message asks an unclear question. Agree a main contact, a preferred communication channel and a practical way to handle requests when you are unavailable. If another person may approve work, define their role before an issue arises.
For maintenance, distinguish reporting an observation, requesting a quotation, arranging access and authorising paid work. These are separate decisions. Ask for the proposed next step and relevant cost before approving a change. Your property-care arrangement should make responsibility easier to follow, including when a separate tradesperson is involved.
04
Prepare for the next stay, then the next departure
Share your intended arrival date early enough to discuss available preparation. Identify the rooms you intend to use, any agreed checks and known work that may affect your stay. A request for arrival preparation is most useful when it names the desired outcome rather than simply asking for everything to be ready.
Before leaving again, update the plan around changes you have made during your visit. Note any new concern, changed access arrangement or outstanding contractor task. Review seasonal closure and the continuing visit scope together, so the next absence begins with a clear starting point.
05
Start with a practical brief
For a first conversation, give the general area, property type, approximate absence pattern and the support you are considering. You do not need to send keys, entry codes, personal documents or a detailed inventory to explain the request. Exact access arrangements can be addressed separately if the proposed work is suitable.
KeyCare’s service pages explain the individual parts of property care. Use them to identify priorities, then ask for a tailored discussion of location, timing, responsibilities and cost. Keep the initial plan focused enough that both sides can describe what completion of each task looks like.
Useful answers
A few questions, answered.
Can I arrange care if I only visit Greece occasionally?
Describe your expected visits and absence periods when you enquire. Suitability depends on the property’s location, access and requested work. The proposed schedule and included tasks should be confirmed before you rely on an arrangement.
Is this the same as holiday-let management?
This page concerns care between an owner’s stays. Advertising, booking management, guest services and rental operations are separate requirements; do not assume they are included in a property-care quotation.
What should I send in my first enquiry?
Start with the general location, type of home, likely period away and two or three priorities. Keep sensitive access details out of the initial message and ask how any necessary later information should be shared.

Connect the next part of the plan.
Your Greek home, from departure to the next arrival
Start with a departure handover: the areas to include in visits, any known concern and who can authorise follow-up. A home used for several summer weeks may need a different rhythm from an apartment visited throughout the year.
During your absence, decide what would make an update useful. Ask for the location of an observation, relevant photographs, any limit to the visit and the next decision. Keep routine property care separate from a specialist assessment or a newly approved repair.
Before returning, discuss the preparation you actually need and when you expect to arrive. Confirm scope and availability; an enquiry does not reserve a date. Review unfinished tasks before travel so arrival preparation is based on the current position.
Connect seasonal closure, home watch and arrival preparation. Owners can prepare with the departure and return checklist. Property care between personal stays does not automatically include rental advertising, bookings or guest management.
