Nationwide property care
The home after the purchase
Property care for Golden Visa homeowners
If you own a Greek home in connection with the Golden Visa programme, the day-to-day condition of that property still needs a practical plan. KeyCare’s property-care discussion focuses on the home itself: access, agreed visits, useful updates and decisions about maintenance. This page does not provide immigration, investment or legal advice.

01
Turn a purchase handover into a care brief
A purchase handover and an ongoing care arrangement serve different purposes. Before discussing visits, establish which areas are accessible, which practical matters remain unfinished and who is responsible for any outstanding work. Do not assume that receiving keys means all building, installation or maintenance questions have been resolved.
For a first enquiry, describe the general location, property type and the support you need while away. If the request is suitable, the next discussion can identify relevant property information and an appropriate way to share it. There is no need to send residency documents or financial records to describe routine care needs.
02
Decide how the property will be used
Your practical care priorities depend on whether you expect personal stays, prolonged vacancy or a different use. Explain the intended pattern without treating that discussion as confirmation that a particular use is permitted. Questions about programme conditions, occupation or letting belong with your appointed professional advisers.
For a home that will be empty between personal visits, consider the areas requiring visual attention and any known concern that should be recorded. For a property with other people using it, access and responsibility need particular clarity. Confirm the actual task and permissions before arranging entry.
03
Separate observation from specialist assessment
An agreed visual visit can record accessible conditions at a point in time. It is different from a technical survey, a valuation or a specialist investigation. Ask for the visit scope to explain what will be observed and what sits outside the arrangement.
When an issue appears, useful reporting connects the observation with a next decision. You may need further information, a quotation or an appointment with an appropriate professional. A photograph can provide context, but it does not by itself establish the cause of a defect or the work needed to resolve it.
- Identify the areas included in the proposed visit.
- Record known issues and the relevant follow-up contact.
- Agree which observations require an owner decision.
- Keep specialist appointments distinct from routine care.
04
Retain control of maintenance decisions
If you ask for maintenance coordination, clarify whether the task involves arranging access, passing on information or following up an appointment. Contractor selection, approval of the scope and payment responsibilities should be explicit. Do not interpret a general request to look after the home as unlimited authority to order work.
Ask for the cost and purpose of additional activities to be made clear before you approve them. Where a representative acts for you, establish their authority and the limits of the instruction. Keep that role separate from any legal or immigration representation they may provide.
05
Keep property records useful and proportionate
For practical care, the useful record is focused: what was visited, what was observed, what remains open and who must decide the next step. Agree who receives reports and avoid including personal documents that are irrelevant to the work.
Do not treat a visit report as evidence of programme eligibility, legal compliance or fulfilment of an official requirement. Its purpose is to support your understanding of the property. Before relying on any document for another purpose, ask the appropriate adviser what is actually required.
Useful answers
A few questions, answered.
Does KeyCare advise on Golden Visa applications or renewals?
This page offers a route to discuss property care, not applications, renewals or programme eligibility. Direct those questions to an appropriately qualified adviser. No legal or immigration outcome is promised.
Can a visit report prove compliance with programme requirements?
A property-care report records the agreed visit and observations. It should not be assumed to prove compliance with any programme condition or official requirement. Seek specific advice before using it for another purpose.
What information is needed to discuss care?
Begin with the property’s general area, type, expected use and requested tasks. Confirm coverage and suitability first. Sensitive access information and any necessary supporting detail should be handled separately through an agreed process.
